In 1980, Gordon and Margaret Gill purchased a 171-hectare block of land in Berwick, around 50km southeast of the Melbourne CBD, to operate a cattle farm.

After three decades of successful operations, the Gill’s embarked on a project to transform the farm into a masterplanned community to be known as St.Germain. Since then, St.Germain has taken shape to become a local town centre, complete with commercial offerings, extensive social infrastructure and a strong retail hub.

There are over 1,250 residential homes either complete or underway, a retail centre anchored by Coles Supermarkets due for completion in November 2023 and a 3,000 square metre medical under construction. The next phase is the development of the Large Format Retail Precinct.

Colliers’ Jake Beckwith and Nathan Brown have exclusively been appointed to manage the retail leasing for the future 12,000 square metre NLA St.Germain Large Format Retail Precinct, comprising a broad range of retail opportunities.

“The St.Germain Large Format Retail Precinct is a sought-after addition to the well-planned community, with expectations to particularly attract furniture and homeware retailers to cater for the rapidly growing population within Clyde North and surrounding suburbs,” Beckwith said.

St.Germain is located in the City of Casey in Victoria, approximately 45 minutes southeast of Melbourne CBD in Clyde North on Thompsons Road.

“The City of Casey is one of Australia’s fastest growing and most populous municipalities with over 350,000 residents. Upon completion, St.Germain will comprise over 900 new homes and 1,500 new dwellings,” Beckwith added.

“New Large Format Retail supply that is being brought to market nationally is extremely diminished, with the current pipeline for new developments set to become available forecasted in 2024 is expected to be 61% below the new floorspace brought to market in 2023,” Brown said.

“As Victoria’s population is projected to grow by 16.3% by 2032, there will be a significant increase in household consumption and demand that will see through the current economic cycle.”
