Bunnings has secured a site within the first stage of the 256-hectare Sydney Business Park project, being developed in the outer north-western suburbs of Sydney. The company will purchase a 3.4-hectare (8.5-acre) site, upon which it plans to build the chain’s largest store.
Sydney Business Park plans to have over 90,000 sqm of bulky goods floor space, over 750 metres of Richmond Road frontage, and immediate access to the M7.
Located at 920 Richmond Road in Marsden Park, just off the M7, the project is planned to be developed as a master planned, fully-integrated commercial, industrial, bulky goods and residential community.
The first stage development applications for Sydney Business Park incorporating the Bunnings site, the main entry to the project and associated infrastructure works are all expected to be lodged with Blacktown City Council next week.
Sydney Business Park will have an end value of approximately $2 billion and is expected to appeal to a wide variety of businesses due to the flexibility of space and wide range of uses.
The buildings will have a minimum 4 star green star rating and the Sydney Business Park is planned to include rain water harvesting, recycled water, water-sensitive urban design, alternate energy sources, waste management and minimisation.
The developer Marsden Park Developments will invest over $350 million in infrastructure, including $28.8 million upgrading 2 km of Richmond Road, which fronts the site, into a four-lane arterial road, with major signalised intersections at Townson Road and South Street and direct connection onto the M7.
It is expected that Sydney Business Park will be completed in full after a construction period spanning 15 years.
