Colliers has brought to market two purpose-built convenience retail assets at 27 and 37 King Street, Warrawong, offering investors the opportunity to acquire premium drive-thru retail properties leased to national tenants.

The sale campaign is being managed by Colliers representatives Ben Wilkinson, Joseph Lin and Taleah Thomas.

Situated along King Street, Illawarra’s principal north-south arterial road, the properties are designed to capture both local and passing trade in a precinct experiencing ongoing infrastructure and population growth.

“The Warrawong campaign aligns with market demand for modern, convenience retail, backed by national tenants and fixed review structures,” said Ben Wilkinson, Retail Middle Markets Manager NSW at Colliers.

“These assets deliver a straightforward, resilient income that buyers are actively seeking. The recent builds of both investments further afford significant depreciation benefits.”

The site at 27 King Street comprises a freestanding Guzman Y Gomez on a 1,469 sqm landholding with a dual-lane drive-through and 14 on-grade parking spaces. The adjacent 37 King Street property includes a purpose-built AMPOL service station completed in 2023 and a Red Rooster drive-thru finalised in September 2025. Together, they offer 1,239 sqm of gross lettable area on a 2,733 sqm site with 15 on-grade car spaces.

“These properties represent low-maintenance investments that produce reliable returns that are supported by over 105-metres of combined frontage along arterial King Street, which serves 40,000+ vehicles daily,” said Taleah Thomas, Investment Services Associate Director Wollongong at Colliers.

“The region is set to see strong population growth with both sites offering long-term development upside, underscored by their flexible E2 Commercial Centre zoning, generous 24-metre maximum building heights and a FSR of 2.5:1.”
